The Grounds of Alexandria expands its footprint by 1,000m²

The beloved Sydney hospitality destination has secured a new warehouse nearby that will serve as a new bakery, retail, and production hub.

The Grounds of Alexandria is growing — and it’s not going far to do it.

The iconic Sydney food and hospitality destination has secured a long-term lease over units 1 & 2 at 4 Huntley Street, Alexandria, adding 1,022 m² of industrial warehouse and office space to its operations in one of the city’s most sought-after urban precincts.

The off-market deal was negotiated by Colliers’ Billy Marsh on behalf of a government landlord, with the tenancy set to commence in early 2026.

The new site, located just steps from The Grounds’ existing home, will undergo a significant transformation into a bakery and retail destination, while also housing expanded warehouse, production, and culinary facilities. The operator says the move will increase capacity, streamline back-of-house operations, and deliver a better customer experience.

“This marks an exciting step for The Grounds of Alexandria as they continue to grow their presence within a precinct that has become synonymous with their brand,” said Billy Marsh, Senior Executive of Industrial & Logistics at Colliers. “With the site’s strategic position, the asset is well placed to support both The Grounds’ evolution and the next chapter of growth for this vibrant Alexandria precinct.”

Much-needed room to grow

The Huntley Street corridor has long been a draw for food, creative, and urban logistics businesses, making it a natural fit for The Grounds as it looks to deepen its brand presence while staying connected to the community it has cultivated over more than a decade. The expansion gives the group much-needed room to grow without leaving the inner-Sydney pocket it has made its own.

The deal also reflects broader market dynamics at play in Sydney’s industrial sector. 

According to Colliers’ Q4 2025 Industrial & Logistics Snapshot, Sydney remained Australia’s most active leasing market last year, with national vacancy hovering around cyclical peak levels — underscoring the ongoing competition for well-located inner-city space that can support both retail and production uses.

For The Grounds, long a destination unto itself with its sprawling garden café, speciality coffee roasting, and artisan food offerings, the expansion signals that what began as a single venue has grown into something considerably larger.
